Will stay here again. House very roomy, great location. Great pool and hot tub. Zero complaints.

We have been staying at this property for over 5 years. It is perfect for our family. The location is also very convenient to the river. I also enjoy that it is in a gated community.

We loved our accommodations here. The property is so convenient to the river, Garner and events. Thank you! Hope to come back next year!

This is our 5th time to stay at this house. The location is wonderful and the house fit our families. The house needs some TLC. Had an issue with wasps. Two grandsons were stung in their head. Door shelves missing in both refrigerators. Everything is fixable.

Awesome place to stay! Great pool and close to the river!

This was our 3rd year staying in this house, we absolutely loved it and had a blast. house is a beautiful and roomy. Unfortunately the river level was down, so we spent more time in the pool than the river. Frio premier was very accommodating, we had a water heater heater issue one morning, and they were there to fix it within 10 mins of calling. We will definitely be going back.

The house was peaceful and loved the distance to the Frio. It is far enough back to have privacy from loud music and river parties but close enough to walk to the river. Each bedroom has its own bathroom and there is even a bathroom outside to use when at the pool all day. The infinity edge is a nice touch. Hot tub heated up quickly and the pool was chilled even in the heat of the summer. A tree hangs over the pool providing the perfect level of shade from the sun. Inside the house there are 2 large fridges which was plenty of refrigeration space for the house. Beds were comfortable.

each bedroom had it's own bathroom, which was amazing! there was no basketball goal, and the pool kept tripping the breaker. property manager came and got the pool working that same afternoon.

river was right down the back of the property, with a rope swing and a shallow and deeper section.
we drove a couple of bridges down and got dropped off, then floated right to the back door. was great!

The house was lovely and quite roomy. We enjoyed the poll and hanging out at the Frio River.

We were so happy we chose Fryar’s Villa this year for our family vacation!! The house, pool and hot tub and playground were awesome! Our family loved this location from the start!! The house was very clean and all the amenities were just as we expected! The hot tub wasn’t working so we called and they came asap to fix it!! Frio Premier rentals are awesome!!

This is our 4th year staying at this house. It fits our family well. Even though the water level was too low to float everyone still found fun things to do at the river plus the house.

This is our favorite home to stay at on the Frio. The home is lovely and the outdoor area is so peaceful. Wonderful pool and great river access.

Beautiful and spacious home with comfortable accommodations. I was disappointed with a couple of things and will not rent again because of it as these were the primary reasons we chose this home. First the spa never really reaches a temp other than luke warm, even after management came to look at it after I voiced a concern. Second, the home advertises private river access which is not true, or at least is not enforced by anyone. There were 50+ people along the "private" river bank behind the home.

We had a great time in Fryars Villa. The house was the perfect size for 18 adults and was just beautiful. When we did have problems, they were fixed within 30 minutes. Great spot and we loved that this is a family run company!

The house is beautiful and has everything needed for a short stay. The back porch and pool area are so nice with a view of the river. Location is great with easy access to a perfect river spot.

Our overall stay was amazing. A few things the owners might want to take into consideration. There were MANY locked doors throughout the house. It sends a weird vibe throughout the house. Stairs or a clear path down to the river would be GREAT!! It’s such a beautiful backyard view. A clear path would make it exceptional! The only other issue I had was It states NO PETS all over the paperwork you sign but I swept up more doggie hair than I cared too. Again, it was a GREAT and amazing house and yes I would
definitely stay again.

Excellent Frio River house. Second stay at this house. Large house with five bedrooms, pool at the house, and private access to Frio River from back yard. House is well maintained and friendly staff. Will definitely be coming back! Bruce

This was our first time at Fryars Villa. Great experience, management was responsive to our questions. The home was in a great location with access to the river and the pool was nice.

House was very clean and we loved the layout. Beautiful view of river from house, but recommend a golf cart rental to carry your tubes and ice chests down to the water.

This is our third time staying at this house. It fits our family well. Love the view of river. Appreciate having trees that give some shade to the pool. Makes for a very relaxing few days.

Overall it was a very enjoyable experience. The house was very spacious and clean. Each room had its own private restroom. The extra refrigerator came in handy. The Spacious patio had a bar and TV as well as comfortable outdoor furniture. Outdoor restroom is a plus. The house was well stocked. They thought of just about everything to make our stay comfortable. It was a short walk to the River, but the river was low October 2020. The only thing is we could not figure out how to start the fire pit. Disappointed in not being able to use the spa because the pool was too cold to use even though it was 90 degrees outside (too much shade over pool).

We had a wonderful time at “strait up on the Frio”. The home is very spacious and well furnished. The management was very helpful and courteous! Only wished that we had had use of the hot tub for the cool evenings.

1. Compared to other homes we’ve stayed in, this one had a lot of “locked doors”. For example not having use of the pantry is an inconvenience. Additionally, not having access to the garage was especially annoying. At $1,200 per night, I would think the use of a garage for tube storage and such is a reasonable expectation.
2. Also, not having access to the hot tub for bubbles was a disappointment (really, I think the heat should be made available as well). By comparison, in today’s world even low-end hotels offer the use of a hot tub.

Check in was super easy and convenient. The management company was very responsive to our needs. The house was well furnished and kitchen had everything we needed. I would think my favorite part of the house was the back porch and pool. Even in the brutal Texas heat, the pool was refreshing after a hot day on the river and our group enjoyed sitting on the porch watching the deer come out to eat at dusk and star gazing at night. I would recommend this home to anyone and we will definitely be back next summer!

The house was perfect, the privacy with all the restrooms was the best. The location was awesome and the house is beautiful. The pool was perfect for our little ones who really didn’t want to get in all the way. The outside layout was perfect as well, it allowed us to enjoy everyone’s company (circle). The one thing that I would add is a walk way to the river... that was difficult for the older people.. needless to say they made their way down. :)

This is our second time at Straight Up and we could not have had a better time! The location is perfect, the property management helpful, and the home perfect for our group! It is clean, well-appointed and we love the amenities it provides. Thanks again for another perfect stay!
