This 6 bedroom, 6 bathroom (5 full bathrooms and half bathroom inside, half bathroom and outdoor shower outside) house sleeps up to 26 and has all the components of the perfect setting for an unforgettable stay. Inside guests enjoy an expansive common area with the peaceful ambience of recessed lighting and a large flatscreen TV. The fully furnished kitchen is extremely well appointed with granite countertops, double ovens and two large sinks. The spacious bedrooms balance elegance with comfort and other unique features of the inside include a futon with a flatscreen TV perfect for video-gaming and a sunroom on the second floor with an amazing view of the trees below. But as gorgeous as the inside is, you’re sure to spend the majority of your time outside enjoying the cool breeze of the back porch. Complete with ample seating, an outdoor shower, two BBQ pits, an outdoor fireplace and an oven and sink, it’s a complete second set of all the comforts of home outside! The beautifully designed pool and hot tub are equal parts refreshing and relaxing. Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom

***Effective 1/1/24, Frio Premier/Frio Select Rental Homes will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.

***A booking deposit is charged to create a reservation. If you reserve via phone or the FPRH website, please note that cards are automatically charged the first night’s rent for the booking deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, cards willl automatically be charged a service fee paid to that channel partner and 33% of the total rental fee plus tax as the booking deposit paid to FPRH. THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (THUS, WHEN RESERVING ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS, CARDS WILL BE CHARGED THE COMPLETE BALANCE).

Private gated community with large home that provided a wonderful weekend retreat for our annual trip. Easy access to river, friendly neighbors, attentive management and clean property. The management even offered local restaurants for meal drop off, golf cart rental and extra cleaning service - extra amenities to make out trip wonderful. Highly recommend!

I have been renting with frio premiere for over 6 years at this point and this was the first time I was disappointed in the property and experienced difficulties in communication. There were multiple outlets across the home including outdoors that were not functional. The panel for the pool was not responsive after following directions laid out in the manual. I had to contact the MOD who then presented and showed me how to utilize the electrical panel on the outside of the home to make the pool/hot tub work. This was not laid out in the manual or any instructional emails I received prior to our stay and should I not have reached out, I’m assuming we would not have had a functioning pool/hot tub. i will give credit where it’s due and report that the MOD did present to fix this issue in a timely manner. On our last night in the home, the water was no longer flowing to any toilets, showers, sinks etc. with a home full of 25 people, this was an obvious problem. I sent the MOD two text messages as well as left a voicemail with no response. The following morning after not receiving any response to my reports, I contacted the property manager who apologized and stated “the water should be back on now”. I didn’t get any answer as to why the water was shut off for 12 hrs to begin with. I was also unsatisfied with the lack of towel service. I was advised by the property manager that there was no longer towel service however there was no change in the fee associated with the linens. The fee was actually more than in previous years. I’m sure I will not be renting this particular home for any future stays in concan.

Thank you for the detailed feedback – allow us to address each item mentioned. Thank you for notifying us regarding the nonfunctional outlets. We so wish that had been mentioned to our team member who came over to help with the hot tub so that we could have taken care of that for you and will check on those right away! We apologize for the diagram in the guest book not aligning with what button to push to turn on the hot tub. We were very happy to be able to come to the home personally to make sure you were able to operate it so that you all were able to enjoy the hot tub throughout your entire stay. As explained on-site, the owner had just upgraded both the wi-fi service and the hot tub control panel and everyone was unaware they weren’t compatible. We have since put a new diagram in the guest book to avoid confusion. Our Manager on Duty prides herself on offering 24-hour assistance through our on-call service and simply feels terrible for not having received notification of your voicemails until hours later (please note, this was an usual and unfortunate tech issue, as the call made regarding the hot tub and all other calls throughout the weekend we answered in mere moments). Sometimes in our rural area that happens though very infrequently and we are so glad you reached out to our sales line in the morning and we were able to fix the issue with the water in a matter of minutes. Regarding towels, your booking came in after that policy change was made and we reached out to make sure you had noted the change since you had booked with us before. The updated pricing reflecting just sheets was actually cheaper than the price for sheets and towels at this home last year.

Very well appointed, beautifully decorated, cozy inside and fantastic outdoor area - kids and adults alike did not want to leave! The kids bounce back and forth from the river to the pool and adults sat on the porch all day and night. We will definitely be back!

The location of this subdivision is great! This was a special trip to enjoy together, the house was advertised to have directv, the owner removed that right before we arrived, so all tvs in bedrooms are not smart and had no remotes! So tv in big area was smart, but slow internet made watching football a little challenging. The hot tub had to have a valve turned manually, which was explained completely by management, just couldn’t get it to warm up. Did not have any hot water in most of the house, again it was looked at, but one bedroom downstairs had warm water but others none and kitchen had none. Upstairs thermostat is controlled by owner, so think that should be known. Very disappointed in all these areas. The management company lady was great, guess a hard weekend to get things fixed. Will never rent this house again.

Sarah, with FPRH was great to work with. She went above and beyond to make our stay a great one. We did have some minor issues with some of the appliances, and hot tub, which were addressed in a timely manner by the Mgr On Duty.

Overall it was a very good experience as my siblings and our spouses had not been together in a casual setting in several years. However, the property was described as having 6 full bathrooms and it did not - only 5. We specifically picked this rental because it had six bedrooms and 6 full baths. The property was clean and well maintained but had some difficult appliances to operate and we could not turn on the a/c to heat as a cold front came through during our stay. Also the outside ceiling fans could not be operated as the controls were behind locked doors. The property manager was very friendly and professional to deal with and was very apologetic for the incorrect information on the number of bathrooms. We would cautiously recommend this property rental to a friend.

As we explained when we visited about the restrooms after your stay, our software calculates the total number of bathrooms as a shower or bath + powder room as a full bathroom. Thus, the restroom outside is considered the 6th bathroom. We stayed at She's Like Texas for our annual couples trip. The house was very beautiful, well stocked, and very close to the river as well. No complaints. Would definitely recommend people to stay here. The property management was fabulous, Sara from Frio Premier Rental Homes was absolutely amazing! We will continue to book with Frio Premier from now on, 10 out of 10!
