Rockin' Rio

We enjoyed our stay in this home.

The house was perfect for our family of 6 adults and 5 young children. The weather was extremely hot but the garage that opened on two sides provided a great place to pleasantly sit any time of day. There is a view of the side of the small mountain as well as the occasional deer and cows. The bedrooms were well placed and having the options of linens being provided made this trip so much easier. The house was clean and the beds were comfortable. The access to the river was so easy with a golf cart and even if we chose to walk it wasn't a difficult walk. We would definitely consider staying here again.

The house is nice and we have leased it for few years now. The staff is always great and easy to deal with.

It was exactly what we needed. Very spacious and in a quite gated neighborhood. We went during the Winter so we hung around the fire pit outside most of the time. The one thing that was a little weird was the lack of 1 toilet paper and 2 trash bags rule. They mentioned it to me, and I see more places do this now, so make sure to bring extra since this is a rental for many friends and fam!

Everything was amazing. We had a wonderful time.Management was very courteous and promptly attended our needs when our coffee pot was not working. This could have been a tragedy! But they came by with a new coffeepot and saved the day.

We have stayed at Rockin Rio, spring, summer & fall and it’s amazing and fun each time! The house was cool & comfortable, the pool refreshing, large yard for the kids to run & explore, and best location to the river! We were a group of 8 adults and 7 children…..and everyone had a good night’s sleep with comfy mattresses and bedding. Rockin’ Rio for sure our favorite escape and vacay in Texas!!

The home looked just like the pictures and was very spacious. Its in a great location and sits on a big spacious lot. Circle drive is large for all guest vehicles. The garage is set up with an extra hangout space with plenty of air flow going through since it has doors on both sides. The pool was not as clean as we would've liked. Pretty sure we left some pretty expensive goggles at the bottom of the pool because you could not see past 18 inches into the water. The pool also has no reason to be so deep without any structures to jump or dive into the pool. Overall it was a relaxing stay and we were very pleased with our stay.

We enjoyed our stay at the Rockin Rio. The house was nice and in a very good location. The spare refrigerator needs the bottom shelf fix. I know there was a water issue but the pool was not checked the four days we were there and the last day it turned a greenish color.

Everything classA from checking in to leaving.The place was very clean and the mattresses were very comfortable The room with the bunk beds was perfect for the children. No water in the river but pool was very handy and clean.Everything perfect and will be back for sure.

Our family of 8 adults and 8 kids had a great time. Would have been nice to have more flatware and a functioning outdoor fan, but other than that wouldn't change a thing.

Home was received clean and ready for vacation to begin.

We had a great time. Plenty of room for our families. I have several rentals in other locations and wish this rental was a little more decorated to give it a homey inviting feel. But on the flip side we had several toddlers with us and didn't have to worry about them breaking things. Items needed are a large trash can by pool & outdoor kitchen area. Kitchen needs a roasting pan and maybe rubbermaid to keep leftovers in. Overall a fantastic house.

We stayed there with 17 people over Father's Day weekend. The house with the amenities was amazing. Unfortunately, there were days without water as they were on water restrictions from the city but other than that, great place to stay and will stay there again.

We had a wonderful time. The kitchen was lacking some amenities. There was only one knife for prepping food. There were no steak knives. There were two can openers neither of which worked well. The tub stopper in one of the bathrooms had to be pried out each time it was used. There was also no broom for sweeping the patio. We felt like the pool signs should be moved to the other end of the pool as they blocked the view when sitting on the patio.

We really enjoyed our stay. Property is in great condition and in close proximity to everything. Kitchen fairly well stocked but Would recommend taking some disposable cutlery as kitchen only had 8 forks.

Great and amazing property. This is our 2nd year renting this location and it has been the been location we have ever rented. Looking to rent next year.

The house perfectly fit our needs, we’re excited to stay again!

We rented this house based on the location. Our family is spread out in Texas from Dallas down to the Valley so this location was perfect, centralized and away from the big cities.
Rockin' Rio had all the amenities that we were looking for; enough space for everyone, grill and firepit, incredible views, and access to the Rio Frio. The place was clean, everything worked so we did not need to contact management at all. Check in was a breeze and we had a very nice and carefree stay at Rockin' Rio.

Beautiful home very open

We enjoyed our stay at Rockin' Rio. House is clean, all the rooms have a good size and comfortable bed, but may need to change their pillows or add more pillows. We like that all the rooms have their own bathroom. Enjoyed swimming in the pool, it's clean and well maintained. We really like how close it was to the river park entrance. Only downside thing we noticed is the poor connection of the wifi, there was only a limit of how many can connect to the wifi at the same time. Slow internet connection, we can't stream movies to watch. But overall it was a good weekend spent at the Rockin' Rio and maybe will be back again.

It was amazing! The house was large & Roomy for our group,we had plenty of space & bedding, the house clean & beds were very comfortable, the outside was great also. The pool & patio were perfect for our outdoor seating & needs. The garage was like having a second living room complete with TV. The River access was walking distance from our back door. We had a great time and look forward to our next visit to Concan! Thank you so much ...

We enjoyed our stay. Everything we needed for food preperation was
provided. Our favorite feature was the garage with the two garage doors
allowing the breeze to flow through and the tv and furniture. Great idea!!!!

We absolutely had a wonderful stay and the home met all of our needs! Beautifully decorated and plenty of room for our entire family! We will definitely stay here again!

We love the Rockin Rio location, roominess, pool, outdoor area, amenities, viewing wildlife, shade of the oaks. Highly recommend this property!

We really enjoy renting a home from Frio Premier Rental Homes & they take good care of us. We have stayed in 3 different rentals homes with them. This house was great. The only problem we had was the pool had cloudy water in it the whole time. We reported it everyday of our stay & they did come and work on it, but nothing helped. So we did not get in it & spent our time at the river, Although having the pool at night would of been great. The pool had a sign posted “Cloudy water is not ok, don’t swim if water is cloudy”. This was the pool service companies error & not Frio Premeire Rental Homes error, although that is who we went thru to report it.

I will definitely be back! It is a great location and private access to the river. Any small issues we may have experienced, management was there quick and had it fixed.

We had a great stay, loved the location and the communication with the management company was fantastic...very quick to respond and help.
I know the home has been recently aquired by a new owner but is a rental it really needs to be decorated and provide chest of drawers or dressers. Having to live out of your suite case is not fun if you are staying several days.
The only other thing I can say is that we pay a lot of money for the home and extra for the linen service. The lines were not there when we arrived but when we called, they were quick to respond and bring the towels and linens. BUT, everything was just dropped off. These should have been put on each bed and towels in the bathrooms. As a guest paying what we did and extra for linen service, we should not have to put the linens on ourselves and would have expected them to be on the beds when we arrived. Two big boxes dropped off were not idea and having to make 9 beds definitely didn't make for a relaxing arrival.
BUT..we had a fantastic time, will return and appreciated the quick response time!

We had the best time at the rocking Rio! The house’s warm, updated and functional furnishings and new mattresses felt great. And the nature outside is second to none. They have an unobstructed view to nature on end! And it’s a 5 minute walk to the river. It was amazing to be on a vacation with our young kids and get to have babies napping and get to be on the back porch with such amazing nature. We’ll be back again and again!

We had a wonderful time. The house we rented was in a very good area. Close access to the river. The house does need a few updates. Rugs need on the floor to absorb the noise. The bar stools are too bulky to get around. The bed mattresses need to be replace. Need some fans in the garage. All make noise went getting in and out of bed. The pool was great.

Location, location, location. This place is in the perfect spot with all the amenities. The house is right across the street from the river park entrance. It has the perfect outdoor setup with a pool, grill, fire pit, outdoor dining and the list goes on. The house has a perfect setup with 4 rooms.....the kids loved the bunk room. You will love your vacation here!

Had a wonderful time in this beautiful spacious house. Plenty of room for everyone, enjoyed the pool and the river access was so convenient.

This was an amazing place to stay with a great location to the river. The house was very clean and I loved that their was a bathroom for each bedroom. The only thing I would recommend is a new coffee pot as it took forever to even get one cup. Other than we had no complaints and highly recommend!

The house was very nice and clean and was the closest house in the neighborhood to the river- only a 5 minute walk! We spent the whole weekend easily back and forth from the river to the pool in our backyard! We had plenty of space in the house, and we love how big and open the kitchen is to the living room. It also has the best view of the gorgeous hills in the backyard. We spent our whole evenings outside enjoying the view! We will be back each summer! It was a great vacation for small kids, big kids, and adults. Everyone had a great time!
